First thing to know: SCIs (Société Civile Immobilière — real estate holding companies) are not eligible for the MaPrimeRenov’ scheme. This applies whether the SCI carries out a commercial or non-commercial activity — which is, by the way, a topic of ongoing debate…
However, an individual partner who occupies the property as their primary residence may benefit from it, even if the property is made available to them free of charge by the company.
Other solutions exist to help you carry out renovation work.
👉 Zero-Rate Eco-Loan (Éco-PTZ): This option allows you to obtain an interest-free loan to finance energy renovation works. With a few conditions: the Éco-PTZ applies exclusively to SCIs subject to income tax and including at least one individual partner. The property must be occupied as a primary residence, either free of charge by a partner of the SCI, or by a third-party tenant.
👉 Anah grants (National Housing Agency): These are awarded to owner-occupiers as well as landlords. But the conditions are numerous! For example: if a partner occupies the property free of charge as their primary residence, and that partner along with the other partners (even those who do not occupy the property) do not exceed a certain income threshold.
👉 Local authority schemes: In certain regions, local authorities offer grants and subsidies to encourage energy renovation. Tip: check with your regional or local council to find out about available programmes.
👉 Property tax exemption: SCIs are entitled to a property tax exemption if the property is located in a municipality that has implemented this tax measure.
